"I have been receiving over 50% of our web enquiries through our commercial 'for sale and for lease' listings on the PropertyLook website. The enquiries are proving very productive and they are helping to build our data base of clients," says Pasquale.

"RE/MAX Commercial has benefited greatly from our PropertyLook association and it is now standard procedure to upload all our listings onto PropertyLook to continue to take advantage of the increasing website usage trend," concludes Pasquale.

"I leased a St Peters warehouse recently and the enquiry came directly from the PropertyLook website," says Alex Jaafar.

"I received a call early Monday morning from a person who was in front of the warehouse which they had seen on PropertyLook. Within 30 minutes I met the prospective tenant on site. Within one week I had a bond and signed lease for 850 sqm of warehouse space at a commencing rent of $75 m2 gross," Alex continues.

"Most of my enquires have been coming from PropertyLook and when I meet prospective tenants or purchasers they often have a PropertyLook printed sheet with them. I will always continue using PropertyLook to promote my clients' stock," concludes Alex Jaafar.

"In December last year I had a manufacturing facility that was being offered for sale for $2,900,000 with vacant possession," said Andrew Stewart, Director of Industrial Services, CB Richard Ellis. "We tried the traditional forms of advertising, brochure, mailout and press ads with limited success."

"I had a vendor in Adelaide that was starting to get a bit nervous and wanting to wrap the whole thing up prior to Xmas," Andrew continues. "I suggested previously internet marketing, but the vendor was reluctant - however we persuaded them to put the property online and boom ..... within a week we had a purchaser on an agreed price ($2,770,000) plus terms. A super efficient solicitor prepared contracts within 48hrs."

"The contracts where exchanged prior to Xmas and the vendor was extremely pleased," concludes Andrew.


CB Richard Ellis leases 600sqm in George St

Mark Clapham, Director Office Services - CB Richard Ellis, reached a successful conclusion with tenant, Economos & Co, through his PropertyLook listing.

The tenant used PropertyLook as their first option when sourcing new office accommodation late last year, where 500 George Street caught their eye. Economos & Co has now leased 600 sqm in the building, concluding rental terms and conditions with Mark.

Mark commented, "Due to the uniqueness of the space, we knew it would have a limited market - therefore we decided to utilise various marketing activities over a staged implementation including mail outs, targeted canvassing, agents familiarisations etc. Out of all the marketing activities that we implemented over the course of the marketing program, PropertyLook was the one that delivered us the leasing result."


Savills gets online savvy!

"Savills are finding an increasing number of tenants are utilising the PropertyLook website to search properties for lease", says Grant.

"We recently received an enquiry on 10 Bridge St direct from our PropertyLook listing and concluded the lease deal prior to Christmas." Grant continues.

PropertyLook generates strong enquiries for hotels

George recognises that PropertyLook provides exposure for international and interstate buyers to easily view Collier's hotel offerings.

In October, two separate Colliers hotel listings ranked in the top 5 sales listings on PropertyLook by number of viewings, with 1,300 viewings combined. The online listings helped facilitate the sale of the properties.

On 15 August St George publicly auctioned 10 NSW St George branch properties for sale and leaseback through CB Richard Ellis at the PropertyLook Auction Day.

A healthy turn out to the Sydney Property Auction Centre, and competitive bidding at the auction, was the culmination of a successful marketing and online listing campaign run by CB Richard Ellis on behalf of St George.

The properties were auctioned by Graeme Hennessy.

"We chose to include a PropertyLook listing as part of the overall marketing campaign as it has proven time and again to be a cost effective channel to reach commercial property investors", said Simon Fenn, Associate Director of CB Richard Ellis.

"I am extremely happy with the high volume of enquiry the campaign generated and it would have been very difficult to manage efficiently without the PropertyLook website. Potential buyers were able to download the marketing brochure from PropertyLook which was ideal for both the buyers and agents," said Mr Fenn.

"CB Richard Ellis received positive feedback from interested buyers about the PropertyLook site right from the first advertisement. A number of enquiries came from interstate and at least three out of the final group of buyers had originally downloaded the marketing brochure from the PropertyLook website. Interested investors were also able to access the auction order of sale from the PropertyLook home page," Mr Fenn added.

In the lead up to the auction day, the listing on the PropertyLook website recorded 4,943 viewings, which resulted in hundreds of phone and email enquiries going to CB Richard Ellis. Final results for the auction have been posted on the PropertyLook website.

"I believe the campaign results were particularly strong as a direct result of information about the properties and the auction day being made freely available and easily accessible," said Mr Fenn.


Overseas investor buys Peppers Hermitage at Barossa Valley

Bill McDonald, Senior Manager, Jones Lang LaSalle Hotels, recently sold Peppers Hermitage in South Australia's Barossa Valley to a private international investor.

The purchaser was able to peruse the website from the US, as well as download pictures and a copy of the property brochure.

"The PropertyLook listing certainly assisted in ensuring Peppers Hermitage was marketed professionally under difficult circumstances such as navigating time zones," said Mr McDonald.

Located on 1.9ha of land in the picturesque wine region of Barossa Valley, the five star boutique hotel includes 16 suites, a licensed restaurant, swimming pool, spa and sauna, as well as a popular conference and function room. "Sitting on top of a hill, the hotel has a magnificent view of the surrounding vineyards and olive groves," said Mr McDonald.

"Wine tourism is an integral part of tourism in South Australia and the incoming owner has the opportunity to substantially build on the solid trading performance of the business," said Mr McDonald.


Hotel market in demand in QLD

Wayne has recently sold the Red Roo Hotel in Maryborough, Queensland for $1.2million to a private investor.

Wayne admits, 'Although we utilised a text only listing on this occasion, we received strong enquiry from the PropertyLook web site.' 'We have found that a growing number of hotel investors are embracing the site,' he added.

The hotel market has been the centre of attention throughout the year driven by the activities of several large institutions. 'Institutions perceive the pub industry shows strong potential,' said Mr Bunz. 'Hotel owners have been able to sell their income streams generated from lucrative poker machines, food and liquor to experienced management groups,' he added.


How to attract an interstate investor

Edward recently sold 16 Enterprise St, Caloundra Sunshine Coast for $1,675,000, representing a yield of 9%. The sale resulted from an enquiry directly from the PropertyLook website.

The purchaser was from Brisbane, with investments as far south as Melbourne. He had not considered investing in industrial property on the Sunshine Coast, until he viewed the property on the PropertyLook website. He now has a great investment in one of the fastest growing regions of Australia.

Richard had great success selling an Autobarn property at Browns Plains from his PropertyLook listing.

The property was also advertised in the Courier Mail, The Age, Jewish News, and the Financial Review - all with its PropertyLook LookUp Key.

The property attracted over 300 viewings on the PropertyLook website prior to the auction and sold at auction to an investor from Victoria for $1.95 million. The purchaser from Victoria saw the ad, looked up the property on the PropertyLook website for more details, called Richard and then bought the property at auction.


Colliers sells retail property for $2.65 million to off shore investor

John recently sold a property at Opera Quay, East Circular Quay, Lot 7, worth $2.65 million to a private investor from New Zealand who saw the property on PropertyLook.

This is what John had to say:

"This is a great example of how PropertyLook provides off shore opportunities and identifies investors that we wouldn't know.

The buyer had never purchased property outside of New Zealand before and found the listing on PropertyLook then rang me.

This was his first purchase in Australia and he has subsequently looked at other properties in Sydney and is also looking at opportunities in Argentina. If the property wasn't on PropertyLook, the buyer would have most likely never known of the opportunity."

The enquiry came directly from the PropertyLook website on Tuesday. An inspection of the property was organised for Wednesday and the contract, worth $1.7 million, was signed on Friday. The deal was done in a record four days!
